N Field Projects were approached to manage the groundworks, erection, power upgrade, internal fit out and building regulations coordination for the main contractor on a set of 4 industrial units on the outskirts of Wadhurst in East Sussex. As the client had no tenants for the units, flexibility had to be built into the process to be able to adjust the footprint of the units.
The building was designed to be split into 4 separate units and so a modular approach was taken towards the design of the units to enable flexibility for an future tenant whilst also meeting building regulations.
Frame design, level details and internal layout were all undertaken by NFP to make sure the client kept costs under control whilst maintaining the required flexibility.
Arranging and overseeing the groundworks contractor, from the initial site set out, through to dressing the site prior to occupation was also part of the works undertaken by NFP.
Working closely with the frame supplier to ensure all services were accommodated and details pertinent to the possible future uses, then monitoring the erection and finishing.
NFP also organised and arranged for a new, upgraded power supply to be installed and set up to allow the supply to be metered independently for each unit if required. This included liaison with UK Power Networks, arranging the new incoming power cabinet, installation and internal distribution.
Liaising with building control on practical and affordable solutions allowed conditions to be met within the budget, and when tenants sign up, facilitated the quickest possible occupation.
